Blackheath is now considered to be a new Prime London residential market and the private Cator Estate is amongst the most exclusive locations in Blackheath. Timothy Associates were commissioned to design a modern detached private house on a site formerly occupied by a dwelling which was built in the 1950's.

The buildings in Morden Road are mostly detached houses with pitched roofs set back within walled gardens, extending almost to the full width of their respective plots. The style of surrounding buildings is extremely varied, including pastiche 'Neo Georgian', 1950's detached houses and a modern house, together with some grand original Victorian villas and coach houses.

This design is for a 6 bedroom detached family home predicated on the requirements of a contemporary lifestyle, therefore the layout is rational, with rooms located to ensure the maximum practicability and flexibility. Principal reception rooms and the kitchen are located on the ground floor, with recreational/ leisure facilities, including a swimming pool, games room, gym, sauna and staff accommodation at basement level. Bedrooms are located on the first floor and all rooms are designed to maximise daylight and sunlight penetration.

At the back of the property, full height glass windows and doors connect the interior to the large external terrace and garden which has a sunny south-west orientation.



The house is surrounded by mature natural landscape. Its upper level cantilevers at the back and floats with views of surrounding landscaped and beyond. The position of the new house is set back sensitively from Morden Road with a landscaped front entrance courtyard which enhances its peaceful setting. 
The entrance leads into the heart of the house, and opens up to views over a day-lit double-height volume down to the lower pool and garden level. Large sliding glass doors dissolve the boundary between inside and outside on lower and ground floor levels, with external stone paving extending into the landscaped garden at the back of the house.  

The house occupies a double width plot on one of the best roads on the prestigious Cator Estate and built to the highest of standards, utilising the best materials. The accommodation is arranged over three floors extending to over 4300 sq.ft. The house is ideal for entertaining offering impressive open plan living. Space at ground floor level opens directly onto the landscaped gardens via a glass bridge to the rear. On the first floor, there are five bedrooms, two with stylish en-suites and a spectacular family bathroom.  

The design strategy takes advantage of the site by creating new additional spaces and a swimming pool within a lower garden level.
